Investment routes

Every figure below is the published minimum for a single applicant. Family size, due diligence fees, and government processing fees can adjust the final total.

National Transformation Fund Donation$235,000

Non-refundable donation for a single applicant under the current NTF fee schedule.

Real Estate, total$320,000

A $270,000 minimum government-approved property purchase, held for a minimum of 5 years before resale, plus a separate non-refundable government contribution of $50,000. The property price alone is not the full cost of this route.

Eligibility at a glance

Minimum age

18 years old for the main applicant.

Source of funds

Funds must be demonstrably legitimate, supported by bank references and a documented financial history.

Clean record

No criminal record; police certificates required for all dependants 17 and over.

Dependants

Spouse, children up to 30, unmarried siblings 18 and over, and parents/grandparents of either the main applicant or spouse can be included.

Applicants who later want the US E-2 Investor Visa route must separately meet US treaty-investor criteria and complete three continuous years of domicile in Grenada first. Citizenship only opens the door; it doesn't grant the E-2 automatically or immediately.

How the Grenada process works

01

Pre-clearance review

We check the file against government due diligence criteria before filing.

02

Filing with the CBI Committee

An authorised agent submits the application to Grenada's Citizenship by Investment Committee.

03

Due diligence, interview & vetting

Background checks are carried out alongside an online interview; real estate applications add developer and project approval verification.

04

Approval & payment

On approval, the donation or real estate investment (plus the separate government contribution, for the real estate route) is completed.

05

Passport & optional E-2 planning

Citizenship is registered and the passport issued, typically in 7–8 months, after which E-2 visa planning can begin separately, if relevant, once the 3-year domicile requirement is met.

Questions about Grenada

Does a Grenadian passport come with an E-2 visa automatically?

No. Grenada's treaty status with the United States means a Grenadian citizen becomes eligible to apply for the E-2 Investor Visa after three continuous years of domicile in Grenada. The visa itself still requires a separate, substantial investment in an actively-run US business that meets E-2 criteria.

Why does Grenada have visa-free access to China when other Caribbean programs don't?

It's the product of a bilateral visa-waiver agreement Grenada holds with China, separate from its Commonwealth-linked access to the UK and Schengen Zone. It's not something the other four Caribbean programs on this page currently share.

Can I apply for the E-2 visa at the same time as Grenadian citizenship?

No, you need the Grenadian passport in hand first, and then three continuous years domiciled in Grenada, since E-2 eligibility is a function of both nationality and residence history. The two are sequential, not parallel, applications.

Is $270,000 the full cost of the real estate route?

No, that's the minimum property price only. The real estate route also carries a separate, non-refundable government contribution of $50,000, bringing the real minimum to around $320,000. Factor that in before comparing it directly to the $235,000 donation route.

How does Grenada's real estate holding period compare to the others?

At 5 years, it's shorter than St. Kitts & Nevis' 7-year minimum and in line with Antigua & Barbuda's. That's worth weighing if capital recovery timing matters to your decision.
